Moisture Problems in Western Washington Homes: Where Water Gets In and How to Stop It
Moisture problems in Western Washington homes come from three sources: condensation from indoor humidity, water intrusion from outside, and plumbing leaks. Each looks similar on a wall or ceiling, and each needs a completely different fix. Getting the diagnosis right is the whole game, because a dehumidifier will not fix a leaking pipe and a repipe will not fix a bathroom with no exhaust fan. Our marine climate keeps outdoor air damp from October through April, so the margin for error here is smaller than in most of the country.
Why do Western Washington homes struggle with moisture?
Three local facts stack against us. First, the climate: months of rain and outdoor humidity that regularly sits above 80 percent in winter, so homes get little chance to dry out. Second, the housing stock: a large share of local homes were built before 1980 with vented crawlspaces, minimal insulation, and bathroom ventilation that was an afterthought. Third, how we live now: tighter windows and doors added over the years trap the moisture that people, showers, and cooking produce every day. A family of four adds roughly two to three gallons of water vapor to the indoor air daily, and in a tight older home that vapor has nowhere to go.
Where does moisture get into a home?
Three areas account for most of what our technicians find:
- Crawlspaces. The classic local problem. Bare or poorly covered ground under the house evaporates water upward year-round, and seasonal groundwater can leave standing water under the home. That damp air rises into the living space through every gap in the floor. Torn or missing vapor barriers are the single most common finding.
- Bathrooms. Showers dump a pint or more of water into the air each use. Missing fans, undersized fans, and fans that run for two minutes instead of twenty leave that moisture on walls, ceilings, and windows.
- Attics. The quiet failure is a bath fan duct that vents into the attic instead of through the roof. It moves the bathroom's moisture problem to a cold space where it condenses on the underside of the roof sheathing. Blocked soffit vents and disturbed insulation make it worse.
Condensation, intrusion, or plumbing leak: how do you tell?
The pattern of the moisture tells you the source:
- Condensation tracks weather and habits, not rain. It shows up on cold surfaces: window glass, closet walls on exterior corners, uninsulated ceilings. It is widespread and symmetrical rather than a single spot, worst on cold mornings, and it improves when you ventilate.
- Intrusion tracks rain events. Stains appear or darken during and after storms, usually on exterior walls, around windows and doors, or at the ceiling below a roof or gutter problem. Dry weeks mean dry walls.
- A plumbing leak ignores both weather and season. It is a localized spot that stays damp or keeps growing, often near a bathroom, kitchen, or the water heater. A warm spot on a floor, the sound of running water when everything is off, or a water bill that creeps up all point the same direction. A simple check: turn off every fixture, then watch the water meter for 30 minutes. Movement means water is going somewhere it should not. What do we find in pre-1980 homes?
Our technicians spend a lot of time under and inside older local homes, and the findings repeat. Crawlspaces with vapor barriers that stop halfway or were never installed. Galvanized supply pipes weeping at threaded joints, slow enough that nobody noticed for years. Original bathroom fans that move almost no air, or none at all where a window was supposed to do the job. Insulation resting against damp crawlspace soil. None of these are exotic. All of them are fixable, and the repairs are much cheaper than the framing rot and finish damage they cause when ignored for another decade.
What actually fixes indoor moisture?
Once leaks and intrusion are ruled out, the fix is controlling humidity at the source and ventilating the rest:
- Exhaust where moisture is made. Quiet, properly sized bath fans on timers or humidity sensors, ducted through the roof or wall, plus a kitchen fan that actually vents outdoors.
- Seal the crawlspace path. A continuous ground vapor barrier and sealed floor penetrations stop the largest hidden moisture source in most older homes.

When does moisture mean a hidden plumbing problem?
Treat moisture as a plumbing suspect when it is localized, persistent, and indifferent to weather. A musty smell in one cabinet, one soft spot in a floor, a stain that returns after every repaint, or the meter test above showing movement all justify leak detection before any cosmetic repair. Finding the line early is the difference between a targeted pipe repair and replacing subfloor. Common questions
What indoor humidity should I aim for?
Keep indoor relative humidity between 30 and 50 percent in winter. A $15 hygrometer tells you where you stand. Readings consistently above 60 percent mean the home is storing moisture faster than it sheds it, and condensation and mold risk follow.
Are crawlspace vents supposed to be open or closed?
For a traditional vented crawlspace, keep the vents open and unblocked so the space can dry; the ground vapor barrier does the real work. Fully sealed and conditioned crawlspaces are a legitimate upgrade but only when done as a complete system. Closing vents on an otherwise untouched crawlspace traps moisture and makes things worse.
My windows drip every winter morning. Is that a window problem?
Usually not. Condensation on glass means indoor humidity is too high for the glass temperature. Single-pane glass makes it worse, but the durable fix is lowering the humidity with ventilation, not just replacing windows. If the dripping is between the panes of a double-pane window, that seal has failed and the window itself is the issue.

Start with a hygrometer and a flashlight. Check the crawlspace for a continuous vapor barrier, run every bath fan and confirm it holds a square of toilet paper to the grille, and do the 30-minute water meter test.
