Mold Prevention for Puget Sound Homes

Mold grows in Puget Sound homes because our climate keeps them damp for roughly eight months a year, and many homes do not move enough air to dry back out. Bleach does not fix that. The lasting fix is moisture control: working exhaust fans, a dry crawlspace, indoor humidity kept below 60 percent, and prompt repair of any leak. This guide explains where mold starts in western Washington homes and what actually stops it.

Why do Puget Sound homes grow so much mold?

From October through April, western Washington stays cool and wet. Outdoor air is close to saturated for months at a time, so homes never get a long dry spell to shed moisture. At the same time, daily life adds water to the air. Showers, cooking, laundry, dishwashers, and even breathing put gallons of water vapor into a house every day.

Our housing stock makes it worse. Many local homes were built before 1980 with vented crawlspaces, minimal insulation, and small or missing exhaust fans. Newer homes are sealed tighter for energy efficiency, which is good, but a tight home traps moisture unless it has deliberate ventilation. Either way, the water has to go somewhere. When it cannot leave, it condenses on cool surfaces, and mold follows.

What does mold actually need to grow?

Mold needs three things: spores, food, and moisture. The first two are always present. Spores are in all indoor and outdoor air, and mold can eat drywall paper, wood, dust, and soap film. The only ingredient you can control is moisture. According to the EPA, the way to control indoor mold is to control moisture, and indoor relative humidity should be kept below 60 percent.

  • Surface moisture: condensation on windows, cold walls, and pipes.
  • Air moisture: indoor relative humidity above 60 percent for long stretches.
  • Liquid water: roof leaks, plumbing leaks, and ground water in the crawlspace.

Cut off the moisture and mold stops spreading. Leave the moisture in place and mold returns no matter how often you clean.

Why does bleach not solve the problem?

Bleach kills surface mold on hard, nonporous materials like tile. It does not reach mold roots inside drywall or wood, and it does nothing about the damp conditions that grew the mold in the first place. Treat visible mold as a moisture gauge. Clean small patches on hard surfaces, but spend your effort finding the water source. If mold covers a large area or keeps returning inside walls, that points to a hidden leak or a ventilation failure that needs a professional diagnosis.

Where should you check for moisture first?

Bathrooms and kitchens

These rooms generate the most water vapor in the house. Every bathroom needs an exhaust fan that vents outdoors, not into the attic, and it should run during the shower and for 20 to 30 minutes after. A quick test: hold a square of toilet paper against the running fan grille. If the fan cannot hold it in place, it is too weak or the duct is blocked. Kitchen range hoods should also vent outside. Recirculating hoods filter grease but remove no moisture.

Windows and cold walls

Persistent condensation on window glass and frames means indoor air is holding more moisture than the coldest surfaces in the room can tolerate. A little morning fog on single-pane windows in January is normal here. Pooling water on sills, black spotting on frames, or damp closet walls on the north side of the house are not. That is a humidity problem, and a whole-home humidity control plan fixes it better than wiping sills every morning.

The crawlspace

Most Puget Sound homes sit over a crawlspace, and the crawlspace sits over damp ground most of the year. Missing or torn vapor barriers, blocked vents, and standing water send moisture straight up into the floor framing and the living space. If your floors feel damp, your house smells musty after rain, or you have never looked under the house, the crawlspace is the first place to inspect.

When is mold a sign of an HVAC or plumbing fault?

Sometimes mold is not about weather at all. It is a symptom of a system failure:

  • Mold near ducts or registers: can mean sweating ductwork, a clogged condensate drain, or an oversized system that never runs long enough to dry the air.
  • Mold on one wall or ceiling patch: often a slow plumbing leak inside the wall. Warm spots on floors, unexplained water bills, and the sound of running water are classic slab leak warning signs.
  • Mold under sinks or behind toilets: a failing supply line or drain connection that needs pipe repair before it fails completely.
  • Mold after a known leak: materials that stayed wet more than 48 hours often need drying or replacement, not just cleaning.

What does prevention cost compared to cleanup?

Prevention is cheap. A quality bathroom exhaust fan installed usually runs a few hundred dollars. A crawlspace vapor barrier or a dehumidifier is a modest project. Professional mold remediation, by contrast, commonly runs into the thousands, and that is before you repair the drywall, flooring, or framing the moisture ruined. Insurance often excludes mold damage caused by long-term neglect, so the gap between a small fix now and a large repair later comes out of your pocket.

Is all mold dangerous?

No. Most household mold is a nuisance rather than an emergency. That said, the EPA and CDC agree that damp, moldy indoor spaces are linked to respiratory irritation and can aggravate asthma and allergies, so no home should stay moldy. Whatever the species, the response is the same: fix the moisture, then clean or remove the affected material.

Can I just run a portable dehumidifier?

In a single damp room, yes, it helps. But a portable unit cannot keep up with a wet crawlspace or a bathroom with no exhaust fan, and it treats the symptom rather than the source. Measure first, then match the fix to the cause.

Does mold mean my house has a defect?

Not necessarily. In this climate, mold usually means moisture is being produced faster than it is being removed. Sometimes that is a defect like a leak. More often it is a missing fan, a blocked duct, or a crawlspace that was never sealed properly.

How do I know if mold is inside my walls?

Musty smells that persist after cleaning, paint that bubbles or stains, and mold that returns in the same spot are the usual clues. A moisture meter or thermal inspection can confirm it without tearing the wall open first.
