Protecting Your Home from Heavy Rain
From October through April, the Puget Sound gets most of its 35 to 40 inches of annual rain, and much of it arrives in concentrated bursts called atmospheric rivers. Protecting your home comes down to one idea: move water away from the foundation faster than the sky delivers it. That means working gutters and downspouts, graded soil, a healthy crawlspace, a sump pump where the water table demands one, and backflow protection where the sewer is the threat. Here is how each piece works and where homes around Seattle typically fail.
What is an atmospheric river, and why does it matter for your house?
An atmospheric river is a narrow band of concentrated moisture that flows in off the Pacific and can drop several inches of rain in a day or two. NOAA tracks these systems, and Western Washington sees multiple strong ones every wet season. The problem for houses is not the annual total. It is the rate. Soil that normally absorbs rainfall becomes saturated, and every additional drop runs sideways along the surface, along buried pipe trenches, and along your foundation looking for a way in.
Our technicians see the same story every November: a basement or crawlspace that stayed dry for years suddenly takes on water during one long storm. Nothing about the house changed. The ground simply ran out of storage. The fixes below are about giving that water somewhere better to go.
How does a sump pump protect a Puget Sound home?
A sump pump sits in a pit at the lowest point of your basement or crawlspace. Groundwater collects in the pit instead of spreading across the floor, and the pump pushes it outside and away from the house. If your home sits on a high water table, at the bottom of a slope, or in one of the region's many glacial-till neighborhoods where water perches on hardpan, a sump pump is the difference between a damp season and a flooded one.
Two honest points. First, a sump pump is mechanical, and it will eventually fail, usually during the exact storm you bought it for. Test it every fall by pouring a bucket of water into the pit. Second, heavy rain and windstorms travel together here, and a pump without power is a bucket. What are the exterior drainage basics that actually matter?
Before any pump, get the simple things right. Most of the water problems we find start above ground.
- Gutters. Clean them after the leaves drop and before the heavy rain arrives. An overflowing gutter dumps roof water directly along the foundation line, which is the worst possible place for it.
- Downspouts. Each one should discharge at least five feet from the house, onto splash blocks or into extensions or buried drain lines. A downspout that ends at the foundation concentrates hundreds of gallons per storm against one spot.
- Grading. Soil should slope away from the house on all sides. Flower beds and settled backfill often reverse that slope over the years without anyone noticing.
- Window wells and stairwells. Keep their drains clear of leaves. These are the classic entry points for basement flooding.

Why do crawlspaces turn into swamps, and what does it damage?
Most Puget Sound homes sit over a vented crawlspace rather than a basement, and the crawlspace is where rain problems hide. Water seeps in at the stem walls or rises from the soil, and then it stays. Standing water and saturated earth under a house drive humidity into the framing, soak insulation until it falls out of the joist bays, corrode ductwork, and feed mold that the whole house breathes, since air moves upward from the crawlspace into your living space.
Check your crawlspace at least twice each wet season with a flashlight. You are looking for standing water, damp spots on the vapor barrier, sagging insulation, and a musty smell. A dry crawlspace has an intact ground cover, clear vents, and no pooled water after a storm. If yours fails that test during a normal rain, fix the drainage now, because an atmospheric river will make it dramatically worse.
What is backflow, and when is heavy rain a sewer problem?
During extreme rain, stormwater can overwhelm sewer systems, especially in older Seattle neighborhoods where storm runoff and sewage share pipes. When the public line surcharges, the flow can reverse and push sewage back toward the lowest fixtures in nearby homes. A floor drain or basement toilet backing up during a storm is the classic sign. When is standing water a plumbing emergency?
Rainwater seeping into a crawlspace is urgent but rarely an emergency. Call for immediate help when the situation involves any of these: water rising fast enough to reach electrical outlets or appliances, sewage or gray water rather than clear groundwater, water flowing from a pipe or fixture rather than the ground, or water threatening a furnace or water heater. Common questions
Do I need a sump pump if my crawlspace has never flooded?
Not necessarily. If your crawlspace stays dry through a full wet season, put your money into gutters, downspouts, and grading instead. But if you see pooled water or a soaked vapor barrier during ordinary rain, you are one atmospheric river away from real trouble, and a pit and pump are cheap insurance compared to the damage.
How often should a sump pump be tested or replaced?
Test it every fall and after any long dry stretch: pour in enough water to raise the float and confirm the pump runs and the water leaves. Most pumps last around seven to ten years. If yours is past that age and protects a finished space, replace it on your schedule rather than during a February storm.
Why does my basement only leak during the biggest storms?
Because saturation is the trigger. Normal rain soaks into the ground. During a multi-day event the soil fills up, the water table rises, and hydrostatic pressure pushes water through cracks and cold joints that stay dry the rest of the year. That pattern points to drainage and pressure relief, not to a hole you can simply patch.
Is water in the yard my problem or the city's?
Generally, water on your property is yours to manage, including roof runoff and grading. Blocked storm drains in the street belong to the city or county, and it is worth reporting them, since a plugged street drain can send sheet water across the whole block.
