Slab leak

Definition

Water leak in pipes embedded in concrete foundation — detected electronically before targeted repair.

What are the warning signs of a slab leak?

A water bill that jumps with no change in habits, the sound of running water when everything is off, warm spots on a concrete floor (hot-line leaks), damp carpet or flooring at slab level, and hairline foundation or tile cracks. Any one alone can have another cause; two together justify a detection visit before water damage compounds.

How is a slab leak fixed without jackhammering the whole floor?

Detection comes first — acoustic listening, pressure isolation, and thermal imaging narrow the leak to a small area. From there the options are a targeted repair at that spot, rerouting that line overhead so the slab section is abandoned, or folding the fix into a repipe if the piping is failing generally. Rerouting is often the least invasive durable fix.

Does homeowner's insurance cover a slab leak?

Policies commonly split the answer: sudden water damage and the access work (tearing out and restoring flooring or slab) are often covered, while the failed pipe itself usually isn't — and slow, long-term seepage may be excluded entirely. Document early, check your policy's water-damage language, and get the leak professionally located before anyone opens concrete.

In the Puget Sound

Slab-on-grade homes across the south Sound and mid-century ramblers are the usual candidates — and with our region's high water tables, unexplained moisture at floor level deserves a real diagnosis, not guesswork.
