What goes into a Manual J calculation?
Room-by-room measurements of the building itself: wall and attic insulation, window area and orientation, air leakage, ceiling heights, and local design temperatures. The output is the actual heating and cooling load in BTUs — which is frequently smaller than what's installed, because rule-of-thumb sizing ('500 square feet per ton') ignores everything that makes your house yours.
Why is oversizing a problem — isn't bigger safer?
An oversized system reaches the thermostat setting fast and shuts off, then repeats — short cycling. That means worse comfort (temperature swings, rooms that never even out), more wear on the compressor, and for heat pumps a real efficiency penalty, since inverter equipment is at its best running low and steady. Right-sized equipment runs longer, quieter, and cheaper.
What should you ask for in a quote?
Ask to see the load calculation itself — inputs and result, not just a tonnage. A contractor doing it right can show the square footage, insulation assumptions, and window areas they used, and explain any line you question. If a bid can't produce one, the size on that bid is a guess you'd be living with for fifteen years.

Puget Sound design temperatures are gentle (roughly 24–28°F winter design in the Seattle area), so honest load math often lands on smaller, less expensive equipment than rules of thumb suggest — one reason to insist on seeing the calculation.
