Owning a home in the Seattle area means owning five systems: electrical, plumbing, heating and cooling, water, and the safety devices that watch over all of them. Most of those systems were designed decades ago for a different climate and a different way of living. This guide gives you the orientation the seller never did: what makes Puget Sound homes different, what you own, what to check every year, and when to call a licensed pro.

What makes Puget Sound homes different?

Three things shape every house here: the climate, the housing stock and the utilities. Our marine climate is wet from October through April and mild the rest of the year. Homes stay closed up for months, which makes moisture and indoor air quality bigger issues than in drier regions. Windstorm season runs October through February and brings power outages. And since the 2021 heat dome, summer cooling stopped being optional for many families.

The housing stock is old by West Coast standards. Craftsman homes, mid-century ramblers and 1970s split-levels dominate many neighborhoods. That means older electrical panels, aging pipes, minimal insulation and vented crawlspaces. None of that is a crisis. It just means the systems deserve attention, because the original components are past or approaching the end of their design life. Utilities matter too. Seattle City Light delivers some of the cheapest electricity in the country, around 13 cents per kilowatt hour, while Puget Sound Energy serves gas and electric across much of the region. Cheap, clean electricity is why heat pumps and electrification make more financial sense here than almost anywhere else. Knowing which utility serves you also tells you which rebate programs you qualify for, which matters the day a major system needs replacement.

What are the five systems you own?

Electrical. Your panel, breakers, wiring, outlets and lighting. The panel size, usually 100 or 200 amps, sets the ceiling on what you can add, from an EV charger to a heat pump. Plumbing. Supply lines bring water in, drains take it away, and the water heater sits in the middle of both your plumbing and your energy bill. Pipe material matters: galvanized steel from the mid-century era corrodes from the inside and eventually chokes water pressure. Heating and cooling. Furnaces, heat pumps, ductwork and ventilation. This is usually the biggest energy user in the house and the system with the most upgrade options. Water quality. What is in your water affects taste, fixtures and how long your water heater lasts. Most city water here is decent, but it varies, and wells are their own subject.

Safety and smart systems. Smoke and CO detectors, GFCI protection, surge protection and leak shutoffs. These are the cheapest systems in the house and the ones that prevent the most expensive disasters. Our home safety hub covers each layer.

What should you check every year?

You do not need to be handy to keep a house healthy. You need a routine. Once a year, walk the house and check: the electrical panel for rust, heat marks or a burning smell; the water heater for rust streaks or moisture at the base; visible pipes under sinks for corrosion or drips; the furnace filter, which likely needs changing more often; bathroom fans for actual suction; and the test buttons on every smoke detector, CO detector and GFCI outlet.

Add the seasonal items: disconnect hoses and cover outdoor faucets before the first freeze, clear storm drains before the October rains, and test your heating before you need it. When should you DIY and when should you call a licensed pro?

Good DIY territory: changing filters, testing detectors, resetting a tripped breaker once, plunging a drain, replacing a toilet flapper, cleaning gutters, caulking. These are safe, cheap and hard to get badly wrong.

Licensed-pro territory: anything inside the electrical panel, new circuits or outlets, gas work of any kind, water heater replacement, and anything involving the sewer line. This is not gatekeeping. Electrical and gas mistakes burn houses and hurt people, and Washington requires permits and licensed work for a reason. A useful test: if a mistake could involve fire, gas, sewage or flooding, hire it out. If a mistake costs you a Saturday and a trip to the hardware store, try it yourself.

How should you budget for home systems?

A common rule of thumb is to set aside about 1 percent of your home's value each year for maintenance and repairs. In this market that sounds like a lot, so think of it instead by component: a water heater lasts roughly 8 to 12 years, a furnace 15 to 20, a roof 20 to 30, and an electrical panel 25 to 40. List your components, note their ages, and you can see the next decade of spending coming instead of being surprised by it.

Two things soften the numbers here. First, incentives: PSE rebates, Washington HEAR funds and federal tax credits can take real money off heat pumps, water heaters and panel work. Second, timing: replacing a 12 year old water heater on your schedule costs less than replacing it the weekend it fails, with a flooded garage included. Emergency work always costs more, and it removes your ability to compare options. Financing exists for the projects that cannot wait, but planned replacements almost always beat emergency ones on price.

Common questions

How do I find out what condition my home's systems are really in?

A general home inspection at purchase is a surface look, not a systems evaluation. A licensed electrician, plumber or HVAC technician can each go deeper in their trade, or a cross-trade inspection can cover all of them in one visit. Either way, get it in writing with photos, so you have a baseline to compare against next year.

What is the single most important thing to check first?

Safety devices, because they are cheap and they protect everything else. Confirm you have working smoke and CO detectors on every level, test your GFCI outlets, and find your main water shutoff and electrical panel so you can act fast in an emergency. After that, the age and condition of your water heater is usually the most urgent unknown.

Are older Seattle homes bad buys because of their systems?

No. Older homes here are often better built than their replacements. The systems are just older, and the purchase price should reflect that. A pre-1980 home with an updated panel, newer pipes and a serviced furnace is a solid house. The risk is not age, it is deferred maintenance that nobody documented.

How much should I expect to spend in year one?

Plan for the unglamorous basics: detector batteries, filters, hose covers, maybe a few hundred dollars for a professional tune-up and any safety corrections the inspection flagged. Most first-year surprises come from water heaters and drains, which is another reason to learn their age and condition early.
