Building a Safer Home
Home safety is not one device. It is a set of layers, one for each way a house can hurt you: shock, fire, toxic air, flooding, gas and scalding. Each layer is cheap compared to the disaster it prevents, and most homes around Seattle are missing at least one. This guide walks the layers system by system so you can see which ones your home already has and which ones it needs.
Why think in safety layers?
Because no single device covers every risk, and the risks come from different systems. Your electrical system can shock or ignite. Your water system can flood. Your gas appliances can leak fuel or carbon monoxide. Your water heater can scald. Each risk has a purpose-built protection, developed over decades of fire and injury data from organizations like the NFPA and CPSC. The layered approach means one failure never becomes a catastrophe, because another layer catches it.
The good news for homeowners: the full set of layers costs less than most kitchen appliances, and several are simple additions to your existing panel and plumbing.
What protects people from shock and electrical fire?
Two technologies, often confused. GFCI protection watches for current leaking to ground, the shock scenario, and cuts power in a fraction of a second. It belongs everywhere water and electricity meet: kitchens, bathrooms, garages, outdoors. AFCI protection listens for arcing, the fire scenario that starts inside damaged cords and old connections, and shuts the circuit before the arc becomes ignition. Modern code requires both in new work, but older Puget Sound homes often have neither beyond a bathroom outlet or two.

What protects your electronics from surges?
Every home now runs on sensitive electronics, from the furnace control board to the EV charger, and windstorm season here means grid disturbances every year. A whole-home surge protector installs at the panel and clamps voltage spikes before they reach your circuits. Power strips protect one outlet at best; the panel device protects everything, including the hardwired equipment a strip can never reach.

What watches the air: smoke and CO detectors?
Detectors are the layer that works while you sleep, and they are the one with the clearest life-safety record. The standard is straightforward: smoke alarms inside and outside every sleeping area and on every level, carbon monoxide alarms on every level of any home with fuel-burning appliances or an attached garage, and replacement of the units themselves every 10 years, not just their batteries.

What protects the house from its own water?
Water damage is the most common expensive home insurance claim, and most of it comes from mundane failures: a burst supply hose, a corroded water heater tank, a pinhole leak that ran for weeks. The modern answer is a whole-home leak shutoff: a smart valve on your main line that learns your normal water use and closes automatically when flow looks like a failure, whether you are home or on vacation. The water heater deserves its own two habits. First, temperature: 120 degrees Fahrenheit is the standard safe setting, hot enough for hygiene, low enough that a child at the tap is not scalded in seconds. Second, maintenance: an annual flush clears the sediment that makes tanks fail early, and it takes a technician less than an hour.
What about gas safety?
If your home burns gas, the layers are: a CO alarm on every level, appliances serviced on schedule so they burn cleanly, and everyone in the house knowing two things, the rotten egg smell and the response to it. That response is simple and strict: do not flip switches, do not investigate, leave the house, then call the utility from outside. After storms or a hard freeze, be alert around outdoor meters and line connections.

Common questions
If I can only afford a few layers, which come first?
Working smoke and CO detectors first, always: they are the cheapest layer and the only one that directly protects lives while you sleep. Second, GFCI protection in wet locations. Third, either a leak shutoff or surge protection depending on your home: older plumbing and travel argue for the leak valve, expensive electronics and heat pump equipment argue for surge protection. Then complete the set as budget allows.
Can I install these devices myself?
Battery detectors and sensor pucks, yes. Anything at the panel, which includes AFCI breakers, surge protectors and hardwired interconnected detectors, plus the main-line leak shutoff valve, is licensed work. It is not just legality: these devices only protect you if they are installed and tested correctly, and panel work carries real shock risk.
How do I know what my home already has?
Look for test buttons on outlets (GFCI), breakers with test buttons and AFCI or GFCI markings in the panel, a boxy device near the main breaker (surge protector), and the manufacture dates printed on every detector. Do these upgrades affect home insurance?
Many insurers offer discounts for leak shutoff systems and monitored detectors, and some now ask about them at renewal. The discounts vary, so call your carrier with model numbers. Even without a discount, the math favors the devices: they prevent claims, and claims raise premiums for years.
