Healthy Humidity Levels at Home
A healthy home stays between 30 and 50 percent relative humidity, and the EPA says to keep it below 60 percent at all times. In the Puget Sound area, the challenge is almost always too much moisture rather than too little. This guide explains what those numbers mean, what Seattle's climate does to your indoor air each season, and the practical ways to keep your home in the healthy band.
What is a healthy indoor humidity level?
Relative humidity, or RH, measures how much water vapor the air is holding compared to the maximum it could hold at its current temperature. At 50 percent RH, the air is carrying half of its capacity. The 30 to 50 percent band is the sweet spot for both people and houses:
- Above 60 percent: dust mites multiply, mold grows on cool surfaces, wood swells, and the home feels clammy.
- Below 30 percent: skin and sinuses dry out, static shocks increase, and wood floors and trim can crack.
- 30 to 50 percent: comfortable for people, safe for the structure, and hostile to mold and dust mites.
A simple digital hygrometer costs about the price of a pizza and tells you where your home actually sits. Measure in more than one room, because a dry living room can hide a damp bedroom or basement.
What does Seattle's climate do to indoor humidity?
Western Washington's marine climate pushes homes toward damp for most of the year. From October through April, outdoor air is cool and close to saturated. Every time that air enters your home, it brings moisture with it, and daily living adds more. Showers, cooking, laundry, and houseplants can add several gallons of water vapor to a home each day. Heating the air in winter lowers its relative humidity somewhat, but in homes with weak ventilation, damp crawlspaces, or lots of occupants, indoor RH still commonly sits above 60 percent all winter.
Summer flips the script. July and August here are genuinely dry, and most homes drift down into the comfortable range on their own. That is why humidity complaints in the Puget Sound area cluster from fall through spring, and why the fix is usually removing moisture, not adding it. Whole-home humidifiers, common in colder and drier parts of the country, are rarely the right tool here.
How does condensation work, in plain words?
Warm air can hold more water vapor than cold air. When air cools, its capacity shrinks, and at some temperature, called the dew point, it cannot hold what it is carrying. The extra water lands on the nearest cool surface as liquid.
Here is the everyday version. Say your living room is 68 degrees at 55 percent RH. That air has a dew point around 51 degrees. On a January night, the inside face of a single-pane window can easily drop below 51 degrees, so water condenses on the glass. The same thing happens invisibly on cold closet walls, uninsulated corners, and ductwork. Every one of those wet spots is a potential mold site. You have two levers: warm up the cold surfaces with better insulation and windows, or carry less moisture in the air. Humidity control is usually the cheaper lever to pull first.
What are the signs your humidity is out of range?
- Condensation or pooled water on windows most mornings
- Musty smells in closets, bathrooms, or the crawlspace
- Mold spots on ceilings, grout, or window frames
- Doors and drawers that stick in winter and free up in summer
- A clammy feeling even when the thermostat says the room is warm
- Frequent static shocks or cracking trim, which point the other way, to air that is too dry

How do you bring humidity down?
Start with the free steps: run bathroom fans during and after showers, use the kitchen hood when cooking, keep lids on pots, and do not dry laundry on racks indoors during the wet season. If the numbers stay high, work up the ladder:
- Fix the big sources. A damp crawlspace, a plumbing leak, or a dryer venting indoors will overwhelm any dehumidifier. Find and fix these first.
- Portable dehumidifier. Good for one persistent problem room, such as a basement office. Expect to empty the tank regularly.
- Whole-home dehumidification. A unit connected to your ductwork that dries the whole house automatically and drains itself. This is the set-and-forget option for chronically damp homes.
- Better ventilation. Upgraded exhaust fans, timers, and fresh air systems move moisture out before it soaks in. Ventilation and dehumidification work best together.

Why do heat pumps help with humidity?
A heat pump in cooling mode is also a dehumidifier. As indoor air passes over the cold coil, water condenses out and drains away, exactly like droplets forming on a cold glass. Modern variable-speed heat pumps are especially good at this because they run long, gentle cycles that keep pulling moisture instead of blasting cold air and shutting off. Common questions
What should my indoor humidity be in a Seattle winter?
Aim for 40 to 50 percent. Below the low 40s you may notice dryness, and above 55 percent you will start seeing condensation on cool surfaces during cold snaps. If your windows fog up every night at your current level, drop the target a few points or improve the windows and insulation.
Do I need a humidifier in the Pacific Northwest?
Usually not. Our winters are damp, and most local homes fight excess moisture, not dryness. Homes with very high winter heating loads or unusual air leakage can occasionally run dry. Measure with a hygrometer before buying anything.
Is 65 percent humidity really a problem if I do not see mold?

Will a smart thermostat control humidity?
Many can display humidity and some can coordinate with compatible equipment, but a thermostat alone cannot remove moisture. It needs a dehumidifier, a ventilation system, or an HVAC system with humidity control to do the actual work.
